Landlords Safety Certificates

A landlord safety certificate, also known as a landlord gas safety certificate, is a document that confirms the safety of the gas appliances and installations in a rental property.

This certificate is issued by our qualified Gas Safe registered engineers who inspect and test the gas equipment to ensure it meets the necessary safety standards. The purpose of the certificate is to protect both the tenants and the landlord from any potential gas-related hazards, such as leaks or faulty appliances.

The landlord safety certificate typically includes the following information:

  1. Landlord's details: The name and contact information of the landlord or the managing agent responsible for the property.

  2. Property details: The address of the rental property being inspected.

  3. Gas appliances: A list of gas appliances present in the property, including boilers, gas fires, cookers, and central heating systems.

  4. Inspection date: The date on which the gas appliances were inspected.

  5. Appliance safety checks: A record of the safety checks conducted on each gas appliance, including visual inspections, performance tests, and emissions measurements.

  6. Flue and ventilation checks: Verification that the flues and ventilation systems associated with the gas appliances are functioning correctly.

  7. Engineer's details: The name, registration number, and signature of the Gas Safe engineer who performed the inspection.

The certificate is usually valid for one year, and it is the responsibility of the landlord to provide a copy to the tenants prior to the start of their tenancy. Landlords must also keep records of gas safety inspections for at least two years.

Having a valid landlord safety certificate ensures that the gas appliances in the rental property are safe to use and comply with legal requirements. It provides peace of mind to both landlords and tenants, protecting them from potential accidents or gas-related incidents.
